THE BUYING GUIDE
Plan the piece.
Celebrate the deal.
A real estate deal toy is a custom commemorative piece created to recognize a property transaction or milestone. It can combine architecture, property imagery, transaction details and the identities of the teams involved.
Start with the milestone.
The transaction determines what the piece needs to say. Agree on the audience and the dedication before adding visual detail.
- Acquisition: make the acquired property or portfolio the focal point, with the closing date and participating organizations.
- Financing or refinancing: consider how the property and the financing teams should be represented. Include amounts or financial terms only when approved for the recipients.
- Development: a groundbreaking, construction milestone or completed project may suggest a site model, crane detail or architectural rendering.
- Portfolio transaction: select a few representative assets, a coordinated group of property panels or a concise portfolio summary.
Recipients might include investment teams, lenders, advisers, developers and operating partners. Confirm who receives a piece and whether names or inscriptions vary.
Photographic silhouette or architectural model?
A photographic silhouette uses a building image and an outline to convey the property’s character. It is useful when the facade, colors or recognizable view matter most. Good source photography makes a difference.
An architectural model gives the property volume and a sculptural presence. Decide which features must be recognizable at desk scale; reproducing every window is not always the clearest result.
A symbolic or setting-led design can focus on a shoreline, a warehouse detail, an architectural grid or a simple house shape. This can be appropriate when the story is broader than one building.
Materials such as crystal, acrylic, metal and wood can serve different roles in a custom piece. Ask for a proposed material specification and finish rather than inferring the construction from a photograph.
Compare examples in the collection ↗What affects the cost?
Design complexity, materials, size, quantity, customization, sampling, packaging and shipping all affect the quote. A detailed miniature and a photographic panel are different production projects, even when they represent the same building.
Provide a total budget or a per-piece range and say whether it needs to include shipping. Share the estimated quantity and any individual personalization. Minimum quantities and feasibility are confirmed for the proposed design; the inquiry form’s quantity field is not a production commitment.
A useful quote should make the design scope, sample approach, production quantity, packaging and delivery assumptions clear.
Work backward from delivery.
Give the date the pieces must arrive, not just the closing date. Allow for concept development, artwork review, any physical sample, approvals, production, quality review and transit.
Timing depends on the design and destination. Ask Polaris to confirm a project-specific schedule before committing to an event date. For an urgent deadline, share it at the start so design options can be considered accordingly.
Nominate one person to consolidate artwork feedback. Check property names, dates, logos, numbers and recipient spelling before approving production. Confirm whether all pieces ship to one address or several.
Bring these details to the first conversation.
- The property or portfolio and the milestone being celebrated.
- Estimated quantity, recipient groups and personalization needs.
- A budget range, target arrival date and delivery locations.
- Property photos, architectural renderings or drawings you have permission to use.
- Vector logos where available, approved transaction wording and any brand guidelines.
- A collection reference or a description of the design direction you prefer.

Common questions
Can a deal toy represent more than one property?
Yes. Multiple property panels, a layered arrangement of photographs or a representative architectural feature can bring a portfolio into one design. Keep the dedication concise so the piece remains readable.
Can we use our own building photo or rendering?
Yes. Supply the best available image and confirm permission to use it. The team can assess the image, outline and level of detail during design development.
Do we need a finished design before asking for a quote?
No. Start with the property, quantity, budget and date. A collection reference can help communicate the direction; a finished artwork file is not needed to begin a conversation.
How much do custom real estate deal toys cost?
They are quoted to the project. Quantity, materials, dimensions, model detail, personalization, sampling and delivery requirements determine the price. Share a range so the design discussion starts with realistic constraints.
How long does production take?
The schedule depends on the approved design, sampling and delivery requirements. Ask for a confirmed timeline that includes approvals and shipping, especially when pieces are needed for an event.
